CGI Window Installation: The Homestead Owner’s Guide

CGI window installation in Homestead typically runs $85 to $220 per window for parts and labor when replacing failed hardware, weatherstripping, or balance systems, and $650 to $1,400 per opening when the work involves a full sash replacement or reinstallation of an out-of-square frame. We stock CGI-compatible hardware and seals on our trucks, and most Homestead jobs are completed in a single visit. The way most owners find us: a window that won’t stay open, a sash that’s dragging, or a seal that’s gone cloudy after one too many South Florida summers.

If you’ve got a CGI window that’s not latching, not sealing, or not sliding the way it did when it was new, this page will tell you what’s failing, what it should cost to fix in Homestead, and when you’re better off calling us than fighting it yourself.

Which CGI Models This Applies To

CGI builds impact-rated aluminum and vinyl windows, and the parts vary by series more than most homeowners expect. The most common lines we work on in Homestead are the Estate Collection, the Classic Collection, and the Sentry series, plus a fair number of older CGI units installed right after Hurricane Andrew when the code changed and everyone in Miami-Dade was upgrading to impact glass. The compatibility gotcha: CGI balance systems and sash guides are not interchangeable between the Estate and Classic lines, even when the visible frame dimensions match. If you order a balance by size alone, you’ll get a part that looks right and binds within a month.

The reliable way to identify your window is the CGI label etched into the glass corner. It carries the product series, the DP rating, and the manufacturing date. If that label’s worn off, we measure the sash channel width and the glass thickness, then pull the frame corner apart at a free estimate to confirm the series from the internal reinforcement. TruePane is an independent service provider, not affiliated with CGI, which matters because we’ll quote you the OEM part and a quality aftermarket equivalent side by side on paper. For seals and weatherstripping, aftermarket equivalents from brands we trust usually match or beat the OEM lifespan. For balances and latches, we default to OEM unless the aftermarket version has a specific advantage we can point to.

Signs Your CGI Window Installation Is Failing

  • The sash drops when you let go. The balance system, the coil spring or block-and-tackle assembly inside the frame, has lost tension. In Homestead, the salt air accelerates corrosion on the coil springs, which is why a ten-year-old CGI window at the coast can feel like a twenty-year-old window inland.
  • You have to lift the sash to get it to latch. The sash has sagged out of square, usually because the corner keys inside the frame have worn or cracked. This shows up most often on the wider Estate Collection windows where the sash is heavier and the corners carry more load.
  • Condensation between the glass panes. The seal has failed. The impact-rated laminated glass is still doing its structural job, but the insulating value is gone. We generally recommend replacing the insulated glass unit rather than the whole frame, which keeps the cost down considerably.
  • The window slides hard or binds halfway down. The sash guides or the track liner have worn down. Sometimes a little silicone spray helps for a week. It doesn’t fix the underlying wear, and a forced window is how frames get racked out of square.
  • Water staining on the interior sill after heavy rain. The weatherstripping or the sill dam has failed, or the frame was never sealed correctly at the rough opening. In Homestead, where a summer storm can dump two inches in an afternoon, this one’s worth addressing before the next wet season.

Replacement Cost & What’s Included

Here’s what Homestead homeowners should expect to pay, installed by our technicians:

  • Weatherstripping replacement (single window): $45-$95
  • Balance system replacement (single sash): $95-$185
  • Sash guide or corner key replacement: $75-$165
  • Insulated glass unit replacement (impact): $400-$850 depending on size and DP rating
  • Full sash replacement (impact): $650-$1,400 depending on series and size

What drives the range: the CGI series, the window’s size, and whether the frame itself is still square or has to be corrected. Every quote we give in Homestead is a written line item, with the part cost separated from labor, so you see exactly what you’re paying for. The work carries our Done Right Promise, and both warranty layers, manufacturer’s and our workmanship, get registered in writing before the truck leaves your driveway. That’s the Keystone Standard on every parts job, not just full replacements.

DIY or Call Us?

What you can safely do yourself: clean the track with a dry brush, check for loose screws on the sash, and note exactly when the symptom started, which helps us diagnose faster. What you shouldn’t try on a CGI window: pulling the balance covers off a tensioned coil spring assembly. Those springs are under significant load, and the covers on the Classic Collection in particular have a way of flying off if you pry them the wrong way. We’ve come behind enough DIY attempts in Homestead with broken sashes and bruised hands to say this plainly: the balance system is not where you want to learn.

If the problem is weatherstripping, a handy owner can sometimes replace a run of pile seal with the right profile. If it’s anything more than that, call us at (448) 428-7290 and we’ll get a technician out to look. The estimate is free.

★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★★

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★

"Sliding door had been dragging for years. They quoted a repair first, said the track was shot, then priced the replacement both ways on paper. No pressure either direction. Door glides with one finger now."

CCarol M.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."

RRonald P.
★★★★

"Storm door and a new back entry door. Small job, but they treated it like one that mattered. Screws in the hinges are stainless, the sweep actually seals, and the invoice matched the phone quote to the dollar."

VVernon H.
★★★★

"Had fog between the panes in four windows. They explained the seals had failed and argon was long gone, replaced the glass units instead of selling me whole windows. Honest outfit."
