The Estate Collection puts large fixed glass in shaped openings, and in Homestead’s wet season the seal around the insulating glass unit takes a beating from daily temperature swings. Once the desiccant inside the IGU saturates, the glass fogs permanently. We replace the IGU with a matched OEM unit and re-glaze the frame so the new seal sees the same conditions the original did on day one.
- Binding sashes on CGI Estate casements and awnings in geometric openings. A geometric window has to be hung dead-level or the sash binds at the hinge side. We see this on radius-top casements where the original install was rushed. The fix is realigning the frame, not shaving the sash, and that’s exactly what we do. Shaving a sash weakens the hardware track and voids the CGI warranty on operable units.
- Water intrusion at the leg of arch and eyebrow windows. Arched CGI windows leak most often where the curve meets the straight jamb. If the flashing was cut short or the sealant bead wasn’t continuous, Homestead’s afternoon storms push water into the wall cavity before you see it on the drywall. We pull the trim, find the gap, and re-flash the leg the way CGI specs it, then test with a hose before we put the trim back.
- Frame oxidation on older CGI aluminum series near the coast.
